Title Insurance
Title insurance provides protection against damage and loss to the insured. It provides protection against loss or damage due to title defects. The policy is backed by the title insurance underwriter. The underwriter undertakes the defense of the title in legal proceedings or actions alleging that the insured’s title is inferior to others. This guarantee is written as a guarantee by the underwriter and serves to protect the insured.
Closing Services
In order to facilitate the closing of a real estate transaction, the duties include recording and registering legal documents, delivering and disbursing funds, collecting, conducting the closing, preparing closing documents, and communicating with all parties involved. Services are provided in accordance with the offer to purchase.
We prepare HUD letters where lenders are available in order to conduct the closing, disburse and collect funds, and follow the instructions of the lender for closing protection.
Construction Disbursement
Executed among the lender, proprietor, and builder, the agreement enables the smooth distribution of loan funds to a title agency and/or sub-contractors as per the disbursement agreement. This entails conducting a title search before each payment and obtaining lien waivers.

Preliminary Title Search for Realtors (Search and Hold)
We are able to provide copies of property title documents, relevant copies of real estate listings from the office, and printouts of tax maps. We disclose issues related to the property’s title and any restrictive covenants or certain easements, and we conduct a preliminary search to determine how the title is held.
Tax-Deferred Exchanges
